The Sedgwick County Appraiser’s Office will mail out the annual property value notices to home and business owners starting March 1st, and more than three quarters of the county’s residential properties will be going up in value this year.
Appraiser Mark Clark presented a report on property value trends to county commissioners on Wednesday. He said 80 percent of residential properties will be going up in value, with the average increase of 10 percent. One percent of residential properties will go down in value, and the typical change will be 17 percent. Clark said 19 percent of residential properties will see no change in value.
Clark said a major reason for the increase in value is a hot housing market in 2022 where demand exceeded supply, and he said permits for new construction were up more than 25 percent.
For commercial properties, 52 percent will increase in value this year, 6 percent will decrease in value and 42 percent of commercial properties will see no change.
For agricultural properties, 22 percent will increase in value, 59 percent will decrease and 19 percent will see no change.
Clark said notices will only be mailed out to properties that are having a change in value. He said around 181,800 notices will be mailed, and that represents 79 percent of all property in Sedgwick County. Property owners can go to the county’s web site at www.sedgwickcounty.org to see their valuation notice and get instructions on how to file an appeal. The appeal meetings begin March 16th and they will be conducted by telephone.
Personal property renditions are due March 15th and notices will be mailed April 29th.
